When you're investing in Real Estate with little or No Money, then you're needing potential investors who want to invest with you. And sometimes I come across people who ask me Edna, "How can I get investors for my deal?"
So I tell them every time, make sure you do your Homework first. Means, get specialized knowledge. When you have knowledge of analyzing the deals, then you will have more confidence in what you do. Once you have confidence on how to present a deal to your investors things will get smoother.
The biggest mistake I see with new investors is that they get stuck in 'study' mode. It's true, you can't expect to start investing or flipping houses without a base knowledge, but investing with OPM is a relationship game first and foremost.
Real Estate Investing is so vast, it's easy for new investors to get intimidated. There is so much information and so many types of strategies, that if you think you're going to wait until you "know it all" you won't ever start.
You also need to get focused because focused attention gets clarity. When you focus on what really matters in any situation then you'll have a better chance to get succeed. Also, don't be afraid to fail. It's not about learning NOT to fail, it's about learning how to pick yourself up and maintain your focus no matter what happens.
Be consistently present during events, on social media and share your knowledge with others. Once you have a presence among your target audience, you'll have a better chance of getting your first investor.
Remember, sometimes it's true - "it's not what you know, it's who you know". So get out there and start meeting potential buyers and sellers.
